General Condition
Systems for hot water, central heating, gas, plumbing, sewage and electricity must all be secure and in good operating order. Unless abuse can be proven, the landlord is responsible for maintenance and repairs.

EPC
It is necessary to get an Energy Performance Certificate with a rating of at least an E.
Appliances
Washing machines, refrigerators, freezers, cookers, and dishwashers should all be in safe, functional working order and bear the CE safety label. Unless abuse can be proven, the landlord is responsible for maintenance and repairs.
Every year, PAT testing must be performed on all electrical items included in an HMO property.
Decorations
Neutral colour schemes are advised, and interior decorations should be in good shape.
Furnishings

Keys
Each tenant should have a set of keys, and if we are in charge of the property, we should also have a set for ourselves.
