Tenancy Agreements
Assured Shorthold Tenancy (AST) agreements have a minimum term of eleven months, while student ASTs typically last 10-12 months. These agreements provide tenants with the right to exclusive possession, allowing them to live in the property peacefully without interference from landlords or letting agents. Landlords and agents must provide 24 hours’ notice if they need access for repairs or maintenance.
Joint Tenancy Agreements are fixed-term contracts that require all tenants living in the property to sign the same agreement. This type of contract does not apply to separately rented rooms. Co-tenants are jointly responsible for rent and any damages, so it’s important to feel confident in your choice of roommates. If one tenant signs but doesn’t move in, the remaining tenants are responsible for covering that tenant’s share of the rent.
Only sign a tenancy agreement when you are completely satisfied with its terms.
Things to consider when selecting your accommodation
Wait till you are completely satisfied before signing anything. Tenancy agreements are legally binding once they are signed.

Council Tax Exemption
The council tax does not apply to any full-time students. The property is subject to 75% council tax if there is a household member who is only enrolled in part-time or full-time education.
Until you graduate, the student exemption is valid for the entire academic year. If your tenancy is still in effect after graduation, you will be responsible for the balance.
Your certificate will be sent to your local council once you apply for your exemption online at studentnet and present your student ID card at your college on the day of university registration
